What a barndominium costs

A national 2026 guide puts a finished barndo at $65–$160 per square foot, most standard builds at $80–$120, and a complete 2,000 sq ft home at about $230,000. That is roughly 15–25 percent below a comparable stick-built house, not half.

Have these ready before builders call

Builders price from the same handful of facts. Having them ready gets you real numbers sooner.

Land
Address or parcel, whether it has road access, and whether water, power and sewer or septic are available.
Size split
Living square footage and shop square footage separately. They are priced very differently.
How finished
Turnkey, shell for you to finish, or a kit you already have.
Plans
A floor plan, sketch or kit drawings. Even a rough layout speeds up quoting.
Budget and financing
Cash, construction loan, or still deciding. Builders schedule paid projects first.
Permit jurisdiction
Wichita and Sedgwick County builds go through MABCD; other towns and counties have their own offices.

Questions people ask

How much does a barndominium cost to build near Wichita?

A 2026 national guide from Houseplans.com puts a finished barndominium at about $65–$160 per square foot, with most standard builds at $80–$120, and about $230,000 for a complete 2,000 sq ft home. It gives no Kansas figure; its nearest regional example is Missouri at roughly $96 per square foot. Add site work and a 10–15% contingency. Try the cost estimator for your size and finish.

Is a barndominium cheaper than a regular house?

Usually somewhat. The same guide puts stick-built homes at about $130–$180 per square foot and says a barndominium typically saves around 15–25 percent, not the 50 percent sometimes claimed.

What is the difference between a kit, a shell and turnkey?

A kit is materials only, about $20–$35 per sq ft for a metal kit. A shell is the building erected on your slab, about $30–$50 per sq ft, which the guide puts at 30–40 percent of a finished barndo. Turnkey is finished and move-in ready. Compare them with the kit vs shell vs turnkey tool.

Do I need a building permit in Wichita or Sedgwick County?

Yes for a new home. In Wichita and Sedgwick County, permits, inspections and contractor licensing are handled by the Metropolitan Area Building and Construction Department (MABCD), which states that “new construction including additions and changes require a permit.” Call MABCD at (316) 660-1840 with questions. Towns outside its area, such as those in Butler County, have their own permit offices.

Does my builder need a license?

MABCD issues contractor licenses, including general contractor Classes A–D, for the City of Wichita, unincorporated Sedgwick County and small cities in its jurisdiction, and it does not accept licenses from other jurisdictions. For a build in that area, ask each builder for their MABCD license. Elsewhere, ask the local permit office what applies.

How much does the shop part add?

HomeGuide puts an installed prefab metal building on a slab at about $20–$50 per square foot, and the kit alone at $10–$25. Shop space costs much less than finished living space, which is why the estimator prices them separately.
